Seller Guide

Accepting an Offer

Step 4 of 5

The highest number is not always the best offer. Terms, timing and the strength of the buyer often matter as much as the price on the front page.

The Price Is Not Always Right

“The higher the price, the better the offer” is not always true. The initial offer is rarely final, and a number of terms and conditions can influence what you actually walk away with. I will help you evaluate every proposal thoroughly, without weakening your position in the market.

Negotiating the Right Way

I have an ethical responsibility to negotiate contract terms fairly and to look for a result that works on every point for everyone involved. It matters to me that my seller is satisfied. You may receive multiple offers before you ratify the one that suits you best, and I will give you a thorough, objective assessment of each so the right choice is clear.

The Initial Agreement and Deposit

An effective agreement is a legal arrangement between a prospective purchaser and the seller. Laws vary from state to state, but for a contract to be a legally binding agreement it may require consideration. That consideration, meaning the initial and any additional deposit, is held in the closing agent’s escrow account pending fulfillment of the conditions and contingencies in the agreement.

Timeline

As soon as the contract is executed, you and the buyer receive a timeline marking every stage in the process of closing. I make sure each contract requirement is met on schedule so that no party falls into breach of their agreement, and I keep you updated throughout so you always know what is coming next.
